Who is responsible for your data

FLASH WORKS CUN (RFC FWC240319AV6), operating under the trade name Mexico Luxe Stays, with registered address at Calle Gema No. 23, Manzana 2, Supermanzana 524, C.P. 77534, Cancún, Quintana Roo, Mexico ("we", "us"), reachable at info@mexicoluxestays.com or +52 (984) 807 94 75, is responsible for the personal data you share with us, in accordance with Mexico's Federal Law on Protection of Personal Data Held by Private Parties (LFPDPPP).

What personal data we collect

When you inquire about or book a villa — through our website, WhatsApp, phone, or email — we may collect: your name, phone number, email address, travel dates, number of guests, villa preferences, and any other information you choose to share with us in the course of planning your stay. Booking requests and questions sent through our website's trip planner are recorded as an inquiry in our reservation system (Hostaway). Messages sent through our Contact Us form reach us by email. If you book and pay online, payment is made on our booking checkout, operated by Hostaway, and your card is processed by Stripe; we never see or store your full card number.

What we use it for

• Confirming availability and managing your reservation
• Answering the questions you send us
• Processing payments, deposits, and refunds
• Coordinating concierge services you request (chef, transfers, spa, grocery pre-stocking, and similar)
• Communicating with you before, during, and after your stay
• Complying with legal, tax, and accounting obligations

Secondary purposes

With your permission, we may also use your contact details to ask for feedback about your stay and to improve our service. These purposes are not necessary for your reservation. If you don't want your data used for them, write to info@mexicoluxestays.com at any time; saying no will not affect your reservation.

Who we share it with

We do not sell or rent your personal data. To provide our service, the following providers handle your data on our behalf, only for that purpose: Hostaway (our reservation system and booking checkout), Stripe (card payments), Resend (delivery of Contact Us messages to our inbox), and Vercel (website hosting). These providers are based in the United States, so your data may be stored or processed outside Mexico. We also share with the specific third parties needed to deliver a service you requested — for example, a private chef, driver, or spa therapist you booked through us, or the owner of the villa you reserve — only the details each of them needs to do that job. We may also disclose data if required by law or a competent authority.

How long we keep it

We keep your data while we handle your inquiry or reservation, and afterwards only for as long as tax, accounting, and legal obligations require. After that, we delete it or make it anonymous.

Your rights (ARCO)

You may request Access to, Rectification of, Cancellation of, or Opposition to the use of your personal data, or withdraw your consent, at any time and free of charge, by writing to info@mexicoluxestays.com. Please include your name, a way to contact you, and a description of your request. We'll respond within 20 business days, as established by the LFPDPPP.

Cookies and third-party services

This website does not use tracking or advertising cookies. It saves your language preference (English/Spanish) locally in your browser so it's remembered on your next visit — this stays on your device and is never sent to us. Villa location maps are loaded from OpenStreetMap, and the map viewer from unpkg.com; viewing a map sends your device's IP address to those third-party services, under their own privacy terms. The booking checkout is hosted by Hostaway and is also governed by its privacy terms.

Changes to this notice

We may update this notice from time to time. We'll publish every change on this page, and the date at the top reflects the most recent revision. We encourage you to review it periodically.
